Here are some tips to get your house SOLD so you can get on with your life ...

  • Be objective: Look at your house like a buyer would. You don't want it anymore so know the reasons why a prospective buyer might shy away from offering and counsel with your agent about what to do about them. Change is good!
  • Minimize: Clean, clean, clean your house! Organize closets, donate unwanted items, make a list of maintenance items that need to be addressed and do them. 
  • Choose a Realtor: Find a Realtor who is going to be honest about price and the market, who has a marketing plan, who has a communication plan. (extra savvy tip: look for an agent who has is an SRS - Seller Representative Specialist)
  • Consider doing a pre-inspection: Most homeowners think they know the condition of their home, but have you been in your attic or crawlspace lately? When was the last time you had your HVAC inspected? These items are going to pop up when the buyer does their inspection, so why not get your check up early and remedy before market? You will net a higher dollar!
  • Staging: this is a key element in marketing your property. Your agent can help you with this, or might recommend a staging company. Remember, suggestions are to help you sell...don't take it personally, we are in business to make you money.
  • Utilities: make a list of your utility companies, know the 6 month averages of each, and make a report available.
  • Documents: buyers like to see and have lots of information. Have your HOA docs, flood elevation certificate, utility bills, repair documentation, etc. all available for a prospective buyer.
  • Stay involved: Once you're listed, your agent should share links to virtual tours, websites, MLS sheets and flyers...you should share them on your social networking sites, organizations and clubs you are part of.
